They sit on every cleaner's trolley, in every facilities procurement order, and on every audit checklist. What "disinfectant" actually means

A disinfectant is a chemical agent applied to inanimate surfaces that destroys or inactivates pathogenic microorganisms — bacteria, viruses, fungi, and sometimes spores. It is distinct from:

  • Cleaner / detergent — removes dirt; does not kill germs.

  • Sanitiser — reduces microbial count to a "safe" level (typical food-industry definition: 99.999% reduction).

  • Antiseptic — applied to living tissue (skin); not the same chemistry as a surface disinfectant.

  • Sterilant — destroys all forms of microbial life including spores. Higher bar than disinfectant.

A "spray and wipe" approach with most household surface sprays is closer to cleaning than disinfection — most products need a defined contact time to actually kill organisms. This is the single biggest user-side mistake in the category.

Contact time — the spec that everyone ignores

A surface disinfectant only works if it stays wet on the surface for the manufacturer-specified contact time, typically 1 to 10 minutes depending on chemistry and target organism.

In practice, most users spray and immediately wipe. The surface looks clean but most chemistries have not had enough contact time to disinfect. The right protocol is: pre-clean (remove visible soil), apply disinfectant, leave wet for the specified contact time, then wipe or let air-dry per label instructions.


Concentrate vs ready-to-use

Surface disinfectants come in two forms:

Concentrate — sold at high active concentration; user dilutes with water before use. Lower cost per litre of working solution. Used by hospitals, schools, large facilities. Requires accurate dilution — measured pumps, mixing stations, or pre-measured sachets. Dilution errors are the #1 cause of in-the-field disinfection failure.

Ready-to-use (RTU) — diluted at the factory, sold as a spray bottle or wipe. Convenient, foolproof for small facilities and consumers, more expensive per use.

Distributor logic: facilities customers buy concentrate (margin and volume); retail and small offices buy RTU (convenience).


What can go wrong

Wrong dilution. Under-dilute and you waste product and may damage surfaces; over-dilute and you do not disinfect. Always provide the dilution chart and a measuring tool.

Mixing chemistries. Bleach + quats inactivates the bleach. Bleach + acid releases chlorine gas. Phenolics + bleach forms irritant compounds. Each chemistry should be used alone; switch between products only after rinsing.

Pre-cleaning skipped. Most disinfectants are inactivated by organic load (food residue, blood, soil). Pre-clean before disinfecting visibly dirty surfaces.

Wrong material compatibility. Bleach corrodes stainless steel over time; phenolics damage certain plastics; quats can leave a film on glass. Match chemistry to surface.

Wrong contact time. As above — spray-and-wipe defeats the chemistry.

Frequently asked questions


What's the difference between cleaner and disinfectant?

A cleaner removes dirt; a disinfectant kills germs. Most surfaces need both — clean first, then disinfect for the required contact time.


Why does contact time matter?

Disinfectants need to stay wet on the surface long enough to kill germs. Spraying and immediately wiping defeats the chemistry. Each product specifies a contact time on the label — observe it.


Can I mix bleach and a quaternary disinfectant?

No. Bleach inactivates quats; bleach plus acid (from many cleaners) releases chlorine gas. Use one chemistry at a time. If switching, rinse thoroughly between.


Is hydrogen peroxide a good surface disinfectant?

Should I use bleach in my home for daily cleaning?

What active ingredient should a hospital use?

There is no single answer — most hospitals stock a quat or accelerated peroxide for general surfaces, plus a sodium hypochlorite-based product for spore-risk areas (C. difficile rooms), plus 70% alcohol wipes for medical-device exteriors. Are disinfectants safe for pets?

Most disinfectants are not safe for pets to lick, walk on while wet, or be exposed to during application. Let surfaces dry fully and ventilate before allowing pet access. Phenolics are particularly toxic to cats. Use quat or peroxide-based products in pet households if possible.
